Welcome to The Met Building Project Information Page. This page is intended to provide regular updates on the progress of refurbishment works being undertaken by us, the contractor. In addition, newsletters will be issued to keep occupiers informed of upcoming activities and any potential impacts during the project.

SCOPE OF WORKS:
1. General Fit-Out & Construction Works
Strip-out of existing tenant finishes where required
Construction of new partitions to form:
o Reception
o Boardroom
o Meeting rooms
o Comms room (fire-rated)
o Breakout area/ Teapoint
Installation of glazed partitions and doors to meeting rooms and circulation zones.
Full-height acoustic partitions to meeting rooms to achieve high acoustic performance.
Fire-rated construction to Comms Room including fire-rated door with vision panel.
Ceiling closures and new ceiling works coordinated with MEP installations.
Floor finishes installed throughout Level 12, including protection during second fix.
2. Mechanical Services (HVAC & Ventilation)
Meeting Rooms
Installation of new ducted fan coil / ducted AC units integrated within AV screen framework.
System configuration to replicate the previously delivered roof terrace/Level 3 arrangement.
Independent thermostatic control provided to boardroom and meeting rooms.
Open Plan & Breakout Areas
General ventilation with evenly distributed fresh air across open areas.
Heating and cooling provision via existing landlord systems with new local distribution and controls.
Comms Room
Installation of dedicated split cooling system (Daikin or equivalent).
Condenser located in designated plant area (as per building constraints).
Continuous cooling provision for IT equipment resilience.
Kitchen Area
Local extract ventilation system connected to approved building extract riser (via WC extract route or equivalent landlord-approved route).
Make-up air provision to maintain comfort and air quality.
3. Electrical Services
New small power distribution throughout Level 12 to serve:
Workstations
Meeting rooms
Boardroom AV
Reception desk
Kitchen appliances
Breakout areas
Floor boxes and grommets installed to workstations with cable spines for management.
Desktop-mounted power pods to workstation clusters (power + USB A/C + data).
General and feature lighting throughout, including:
Reception
Boardroom
Main meeting rooms
Breakout areas
Emergency lighting and exit signage installed to comply with statutory requirements.
Dedicated power supplies to Comms Room and AV equipment.
4. Data, IT & AV Provisions
Structured cabling (Cat 6 or better) throughout:
Workstations
Meeting rooms
Boardroom
Reception
Provision for conferencing AV in:
Meeting rooms (large recessed screen, full AV/audio integration)
AV containment and cable routes concealed within joinery and partitions.
Printer point provision adjacent to Comms Room with underfloor containment.
Coordination with tenant IT teams for final rack layouts and patching strategy.
5. Fire, Life Safety & Compliance
Fire-rated partitions and doors to Comms Room.
Fire alarm modifications to suit new layout.
Sprinkler head alterations coordinated with ceiling layouts.
Fire stopping to all new service penetrations.
Integration with building fire strategy and landlord approvals.
Smoke detection and alarm coverage maintained throughout new enclosed spaces.
6. Plumbing & Drainage
Kitchen area plumbing:
Hot and cold water supplies
Waste connections
Leak detection system installed to kitchen cabinetry
Provision for drinks fridges and coffee stations in boardroom and meeting rooms.
Coordination with landlord drainage routes and isolation points.
7. Joinery, Fixtures & Furniture (FF&E Integration)
Reception desk, credenza, and storage units.
Built-in full-height storage walls to boardroom and main meeting rooms incorporating AV recesses.
Kitchen cabinetry (tall units, base units, wall units) with integrated services.
Joinery to house AV screens and concealed cabling.
Printer station joinery outside Comms Room.
8. Acoustic Performance
Acoustic-rated partitions to all meeting rooms and boardroom.
Acoustic seals to doors.
Acoustic treatment as required to mitigate reverberation in meeting spaces and breakout areas.
9. Decorative & Brand Integration
Feature lighting installations in reception, boardroom, main meeting room, and breakout.
Wall finishes and artwork installation in reception, boardroom, and open plan areas.
Decorative planting (containers and locations coordinated with final layouts).
Branded finishes and graphics coordinated with tenant brand guidelines.
10. Testing, Commissioning & Handover
Full testing and commissioning of all mechanical and electrical services.
Balancing of ventilation systems.
Functional testing of cooling systems (including Comms Room resilience).
O&M manuals and as-built drawings issued.
Soft landings / aftercare period aligned with Level 3 approach.
11. Interfaces & Dependencies
All works subject to landlord approvals and building technical standards.
Coordination with:
Landlord MEP systems
IT/AV contractors
Fire engineer
Building management team
Works to be sequenced to minimise disruption to occupied floors.
Working hours:
The works on-site will take place between the following hours:
Monday to Friday 08:00 to 18:00
Saturday 09:00 to 13:00
Sunday and Bank holidays, No work without prior notification and agreement with City of London.
